ADU Builder in Hudson Valley, NY

The Timber Design + Build team designs and constructs accessory dwelling units throughout the Hudson Valley. An ADU — guest cottage, garage apartment, in-law suite — is a self-contained living space on your property with its own kitchen, bathroom, and entrance. The Hudson Valley's large lots and rural character make it one of the best regions in New York for ADU construction, and New York's 2022 ADU legislation made zoning approval more predictable than it used to be.

We serve Ulster, Dutchess, Orange, and Sullivan counties. Every ADU project starts with a feasibility assessment — confirming that the site, septic system, and zoning can support a second unit before design work begins.

What the Timber Builds

Detached ADUs: Separate structures — guest cottages, carriage houses, converted barns. A complete building with its own foundation, framing, mechanical systems, kitchen, and bathroom. These are the most architecturally distinct ADU type and the most valuable for rental income potential.

Attached ADUs: Additions to the main house with a separate entrance — in-law suites, basement apartments, or units above a garage. These share some structural elements with the existing home but function as independent living spaces. See our home addition page for more on attached construction.

Garage Conversions: Existing attached or detached garages converted to habitable living space. The most cost-effective ADU type — the structure already exists. Cost runs $120–$200/sq ft versus $280–$400/sq ft for new construction.

Over-Garage Units: New living space constructed above an existing attached garage. Requires structural assessment of the existing garage framing for load capacity.

Site Feasibility + Zoning

ADU feasibility in the Hudson Valley depends on three things: whether the zoning allows it, whether the site has adequate septic capacity for a second dwelling unit, and whether the lot meets setback requirements for a new structure. None of these can be assumed.

We confirm all three before committing to a design: zoning research, septic assessment, lot coverage calculation, utility feasibility, and a preliminary cost range based on findings. Our go/no-go recommendation protects your design investment. Read the full ADU cost guide for current ranges.

The ADU Process

Step 1 — Feasibility: Zoning review, septic assessment, setback confirmation, utility evaluation, and preliminary budget range. This phase determines whether an ADU is possible on your property before design begins.

Step 2 — Design + Permits: Architectural drawings, structural engineering, septic coordination with county DOH, and full permit application. Our design team produces 3D renderings using Chief Architect before permit drawings are prepared.

Step 3 — Construction: Site preparation, foundation, framing, systems rough-in, and finish work. Our crew self-performs the structural phases. Timeline: 4–8 months for most ADU projects.

Step 4 — Certificate of Occupancy: CO from the local building department confirms the unit is legally habitable.

ADU Economics in the Hudson Valley

A well-designed detached ADU in the Hudson Valley generates $2,000–$4,500 per month in rental income and adds $150,000–$300,000 in property value. For homeowners who can use the ADU for rental income before selling, the income return over 5–10 years frequently exceeds the construction cost entirely.

ADU construction cost depends on size, type, site conditions, and finish level. A detached ADU typically ranges from $200,000 to $450,000+. Septic system upgrades, well capacity, and site access are cost variables that apply specifically to rural Hudson Valley properties.

Service Area

ADU construction across the Hudson Valley: Ulster County (Woodstock, Stone Ridge, Gardiner, New Paltz — strong ADU market), Orange County (Cornwall, Warwick, Newburgh area), Dutchess County (Rhinebeck, Millbrook, Hyde Park), and Sullivan County (Roscoe, Livingston Manor — Catskills tourism drives strong rental demand).

Frequently Asked Questions

What is an ADU and what types does Timber build?

An ADU is a self-contained residential unit on the same property as a primary residence. Types include: detached ADUs (guest cottage, carriage house), attached ADUs (in-law suite with separate entrance), garage conversions, and over-garage units. Timber builds all types. Read the full ADU guide.

Does New York State allow ADUs?

Yes. New York's 2022 legislation significantly expanded ADU rights statewide, requiring most municipalities to allow ADUs on single-family properties by right. Municipalities still regulate size, setbacks, and design standards. Read the full regulatory breakdown by county.

Does building an ADU require a septic system upgrade?

It depends on your existing system's capacity and the size of the ADU. A septic assessment from an engineer licensed by your county DOH determines whether the existing system can handle the additional load. Upgrading a septic system for ADU capacity can run $15,000–$50,000 in challenging soil conditions. We coordinate this assessment as part of the feasibility phase.

Can we convert our basement to an ADU?

If the basement can achieve 7-foot minimum ceiling height, egress windows in sleeping areas, an independent exterior entrance, and space for a full kitchen and bathroom — then a basement ADU conversion is feasible. Many Hudson Valley homes have basements that meet most but not all of these criteria. A Timber assessment identifies which conditions need to be addressed.
