No. Roscoe and Livingston Manor are approximately 75 minutes from our Marlboro facility. Our crews work full days on-site, and for larger projects we coordinate multi-day site presence to maximize efficiency. Travel logistics are built into our project planning during preconstruction — they’re not a surprise line item.

I bought land in Sullivan County and want to build a custom home. Where do I start?

Start with preconstruction. For undeveloped Sullivan County land, we evaluate: soil conditions and bedrock depth, well drilling feasibility, septic system design (Sullivan County DOH approval required), road access and driveway requirements, utility connection distances, and buildable area on the parcel. These factors determine what’s feasible and what it will cost — before you commit to a design.

Do I need a septic system for my Sullivan County property?
