Properties on the slopes rising toward the Gunks regularly encounter Shawangunk Conglomerate at or near grade — requiring blasting for foundations, utility lines, or septic placement. This is not a complication that appears mid-project; it's a site condition we assess before committing to scope or timeline.

East and downslope in the Wallkill River valley, the geology reverses: clay-based soils with a fragipan (impermeable layer) starting at 26–38 inches. Drainage is slow, basements require careful waterproofing, and septic system placement needs adequate percolation — which these soils don't always provide through conventional means.

There's also a jurisdiction question every New Paltz project starts with. The Village of New Paltz (downtown core, SUNY campus neighborhood) and the Town of New Paltz (surrounding rural areas) are separate municipalities with separate building departments. Many properties that feel like they're "in New Paltz" are actually in the Town. We confirm the correct jurisdiction before filing anything.
