Orange County construction divides along a geological line. The Hudson Highlands (Cornwall, Highland Falls, Storm King corridor) feature igneous and metamorphic bedrock close to grade — similar to the Shawangunk Conglomerate challenges we navigate in Ulster County, but with different rock composition. Foundation work on highland properties regularly requires rock excavation or structural adaptation to bedrock conditions.

The central and western parts of the county — Warwick, Goshen, Chester, Monroe — sit on more conventional glacial till and alluvial soils. Building conditions are generally favorable, but drainage and stormwater management remain critical design inputs, particularly on sloping sites and in areas with seasonal high water tables.

Newburgh presents its own context: the City of Newburgh has an active historic district with brownstone and brick row houses requiring sensitive renovation approaches, while the Town of Newburgh (Balmville, Vails Gate) has suburban and semi-rural properties with completely different construction characteristics. Yes. The City of Newburgh and the Town of Newburgh are separate municipalities with separate building departments, fee schedules, and inspection processes. The City has an active historic district with specific requirements for work on contributing structures. The Town includes Balmville and Vails Gate, which have suburban and semi-rural construction characteristics. We file permits and manage projects in both jurisdictions.

I’m renovating a property in Tuxedo Park — can you help?

We can, but Tuxedo Park is one of the most architecturally regulated communities in the state. The Village’s Board of Architectural Review must approve ALL exterior changes — including materials, colors, and landscaping visible from the road. The approval process adds 60–90 days to the front end of a project. We prepare complete applications with detailed drawings and material specifications to minimize review cycles.

How long does a typical kitchen remodel take in Orange County?

A full kitchen renovation — gutting to studs, relocating plumbing and electrical, installing custom cabinetry, countertops, tile, and appliances — typically runs 10–14 weeks once construction starts. The preconstruction phase (design, permitting, material selection) adds 4–8 weeks before that. We provide a detailed project schedule during preconstruction so you know what to expect before any demolition begins.

Do you serve the western part of Orange County — Warwick, Goshen, Middletown?

Yes. Our project range covers all of Orange County. Western Orange County towns are typically 45–60 minutes from our Marlboro facility.
