What Does "Self-Performing" Mean in Construction — And Why It Matters
Self-performing means a construction company directly employs the workers who perform key phases of the physical construction rather than subcontracting that work to outside companies. In a custom home build, the difference between a self-performing contractor and a fully subcontracted contractor is the difference between direct accountability and managed coordination.
The Two Operating Models
Model 1 — The Project Manager GC: The general contractor functions as a project manager. They hire, schedule, and coordinate subcontractors for all phases of the work. The GC's own employees may be limited to a superintendent and a project manager. Model 2 — The Self-Performing GC: The general contractor directly employs crew members who perform significant portions of the construction work — typically site work, framing, and finish carpentry — alongside coordinated trade partners for licensed specialty work.Why It Matters for Quality
When a self-performing crew builds the framing, the GC who will be held accountable for the final product is standing next to the person driving the nails. When a subcontracted framing crew builds it, the accountability chain is longer and the direct oversight is thinner.
Self-performing contractors have direct control over: who is on the job site, the training and experience level of the crew, the pace of work, the sequence of operations, and the quality standard applied at each step.
Why It Matters for Schedule
Self-performing contractors do not compete with other GCs for the same subcontractor's calendar. A fully subcontracted builder is dependent on their framing sub's availability, their siding sub's schedule, their trim carpenter's backlog.
