Away from the ridge, Gardiner's valley farmland and wooded parcels have more conventional construction conditions — though private well and septic is universal, and the same Ulster County DOH approval requirements apply to any system modification or expansion. The terrain is still meaningful: the Shawangunk valley floor is not flat, and drainage considerations are real on most properties that aren't in the immediate village.
